The channel plan for a UAE property developer or broker

Updated 3 November 2026.

Dubai recorded Dh286.43 billion of property sales across 79,229 transactions between January and June 2026, on Dubai Land Department data reported by Khaleej Times. That is a lot of buyers and a lot of competing ads. This is the channel split we would run, how we qualify the leads, and the lead costs we can actually show you.

The market you are advertising into

Dh286.43 billion across 79,229 transactions in the first six months of 2026, which Khaleej Times reported on 14 July 2026 from Dubai Land Department figures, works out at 433 sales a day and close to Dh1.57 billion a day. January alone did Dh72.16 billion from 15,896 transactions.

Supply is moving too. On DLD data reported by Khaleej Times on 20 August 2026, 104 projects completed in the first half of 2026 at a combined value of more than Dh111 billion, against 75 projects worth Dh73 billion a year earlier, and new residential units delivered rose 36% to 24,537. Every one of those handovers is a developer with a launch to market and a broker with inventory to move.

That is why the auction is expensive. Real estate, renting and business services also made up 41.2% of the 2,709 new companies joining the Dubai Chamber of Commerce in March 2026, so the number of firms bidding on the same keywords keeps climbing. Running performance marketing in Dubai on property without a channel plan is how budgets vanish in six weeks.

Where the enquiries actually come from

Four sources, and they do different jobs. Google Search catches people who already know what they want, usually a project name, a community name or a configuration. Meta creates demand among people who were not looking that morning. Portals catch comparison shoppers at the bottom of the funnel. WhatsApp is where almost every one of those enquiries actually gets answered.

Search volume on property terms in the UAE is concentrated and expensive, so search is where you defend rather than where you grow. Bid your own project names, your community names, and the configuration terms that match your actual inventory. Nothing broader until the narrow terms are saturated.

Meta is where volume comes from, and where cost per lead is low enough to be dangerous. A cheap lead on a property campaign is usually a cheap lead because nobody qualified it. The lead cost is not the number to manage. Cost per site visit is.

Jashn Realty, Lucknow, India, the Meta figures we report. UAE media costs more, so treat these as structure rather than benchmark.
Period Meta leads Cost per lead What else the report shows
Six reported months of 2024 8,425 ₹255 average Monthly cost per lead ranged from ₹209 to ₹358

Google against Meta, and what each is for

Use Search for intent and Meta for reach, then judge them on different metrics. A search lead should convert to a site visit at a far higher rate, and if it does not, your landing page is the problem rather than the keyword.

If you use Google lead form assets, read the mechanics before you build around them. Google’s help page says forms can be added to Search and Performance Max campaigns, that “You can only download leads from the last 30 days”, and that “Google Ads stores leads for 60 days, so download your data often”. It also describes OTP Verification as a way to “ensure highly qualified prospects”. So the webhook into your CRM is the integration that matters, not the CSV.

On Meta, use instant forms for volume and the website for quality, and run both. The instant form will always win on cost per lead and usually lose on cost per site visit, which is exactly why you keep both running and compare them weekly.

The India numbers we can actually show you

These are India figures. Jashn Realty is a developer in Lucknow, and we have run their campaigns since 2024 on Jashn Elevate in Sushant Golf City. UAE media costs more than Indian media and the lead costs below do not transfer, but the structure of the reporting does, and it is the structure we would put on a Dubai account from month one.

Across six reported months of 2024, Meta produced 8,425 leads at an average of ₹255, with the monthly cost per lead running from ₹209 in December 2024 to ₹358 in November 2024. More than 500 units have been booked since 2024.

The more useful number is recent and smaller. In July 2026 the account produced 130 leads at ₹925 each from 5,060 clicks at ₹23.76, and 14.6% of those leads were graded warm or hot against 7.2% in May 2026. Cost per lead went up four times and the account got better, because the leads at ₹925 were leads the sales team could work.

Read that pair of numbers together and the whole plan follows. Our real estate marketing team now sets the target on warm and hot leads per month, not on cost per lead.

Creative that works for property

Put the information in the creative. Price from, configuration, community, handover quarter and payment plan. The ad that says register your interest in a landmark address gets clicks from people who will never answer the phone. The ad that says two bedrooms from a stated price, handover in a stated quarter, gets fewer and better ones.

Formats, in the order they earn their keep on our accounts. A single-unit post with the floor plan and the price. A sixty second walkthrough shot on a phone by somebody who talks like a person. Drone for the location story, not the building. Then the agent’s own face, which outperforms polished brand film on broker accounts more often than developers expect.

Make the Arabic version properly, with a native speaker reviewing it, and run it as its own campaign rather than as a second ad in the same set. The buyer profile behind the Arabic creative is not the same buyer profile, and if they share a budget you will never see it.

Qualifying before the sales team calls

Five questions on the form, no more. Budget band, bedrooms, purpose of purchase, when they intend to buy, and whether they are currently in the UAE. The last one matters more in Dubai than almost anywhere, because a serious overseas buyer and a browsing overseas buyer look identical until you ask.

Then score and route. A three-band score built from budget, timeline and location tells the sales floor who gets called inside fifteen minutes and who gets a WhatsApp sequence. On Jashn Realty the share of leads graded warm or hot went from 7.2% in May 2026 to 14.6% in July 2026, and most of that came from changing the form and the targeting rather than the creative.

Answer speed is the other half. A property lead that sits for two hours is a cold lead, whatever it scored. Build the WhatsApp auto-reply, staff the first hour, and measure time to first contact as a reported number rather than a good intention.

Tracking what happens after the click

Cost per lead is the easiest number to report and the least useful. Track cost per qualified lead, cost per site visit and cost per booking, and accept that the last one lags by weeks.

The plumbing is simple and almost nobody does it. Push the lead into the CRM with its campaign, ad set and creative attached. Map CRM stages back to Google and Meta as offline conversions so the platforms optimise towards site visits rather than form fills. Give every lead a unique link for the site visit confirmation, and put a QR code at the sales gallery so walk-ins get attributed too.

Then report one table every month, by channel and by language, with leads, qualified leads, site visits and bookings in the same rows. On our Dubai accounts that table is the only document anybody reads twice.

What to budget, and where property campaigns leak

Management is the higher of 15% of monthly media or ₹50,000, falling to 10% of the whole budget once monthly media passes ₹20,00,000, 8% from ₹50,00,000 and 4% from ₹1,00,00,000. Media is paid separately from your own account. A property launch below ₹1,00,000 a month of media cannot carry two platforms and two languages at once, so pick one platform and do it properly.

Overseas clients can be billed in INR or USD at the conversion rate fixed in the agreement. Prices stay in rupees.

The leaks are predictable. One ad set covering the whole emirate. No exclusion list, so you pay to re-advertise to people who already bought. Brokers and the developer bidding against each other on the same project name. Leads sitting overnight. And a creative library that has not changed in four months, which on property accounts shows up as rising cost per lead long before anyone blames the creative.

If organic is part of the plan rather than an afterthought, the project and community pages need to exist before the launch, not after it. That is Dubai SEO work and it takes a quarter, so start it while the sales gallery is still being built.

Frequently asked questions

1

What does a property lead cost in the UAE?

More than in India, and the honest way to find your number is to budget the first two months as the cost of discovering it. For scale, our Lucknow account has run between ₹209 and ₹925 a Meta lead depending on the month and how tightly it was targeted. Dubai property media is bought in a far more expensive auction.

2

Google or Meta first for a new project?

Meta first for volume, Google alongside it for people already typing the project or community name. Search is where you defend demand you have created, so it rarely works as the only channel on a launch.

3

Should we use instant forms or send people to the website?

Both, and compare them on cost per site visit rather than cost per lead. Instant forms almost always win on lead cost and often lose on quality, which you only see once the CRM stages are mapped back to the platforms.

4

What does campaign management cost?

The higher of 15% of monthly media or ₹50,000 a month, falling to 10% of the whole budget from ₹20,00,000 of monthly media, 8% from ₹50,00,000 and 4% from ₹1,00,00,000. Media is paid separately. Overseas clients can be billed in INR or USD at the conversion rate fixed in the agreement.

5

Can you run campaigns for a single project rather than a whole portfolio?

Yes. Jashn Elevate in Sushant Golf City is a single project, and it has been the unit of reporting since 2024 with more than 500 units booked.

6

How do we stop the sales team wasting time on cold leads?

Score every lead on budget, timeline and whether the buyer is in the UAE, then route the top band to a call within fifteen minutes and the rest to a WhatsApp sequence. Changing the form and the targeting moved our Lucknow account from 7.2% warm or hot in May 2026 to 14.6% in July 2026.

Send us one month of your lead data and we will show you what it is really costing.
